The KNX-based operating panels allow employees to heat and cool the rooms in accordance with their personal requirements. This creates a pleasant working environment and promotes both satisfaction and productivity. At night, the temperature throughout the building is lowered and, in the morning, it is ramped up to a standard value. Employees can then adjust the temperature in their room individually.

The challenge
Optimization of heating and cooling
Sophisticated design and innovative technology come together in the modern extension housing the offices of CapitalReal. Floor-to-ceiling windows with automatic shading and stylish furnishings create a pleasant working atmosphere. However, the ability to control the room air conditioning on a more individual basis was lacking, which affected the comfort of employees. In addition, the large-format room operating panels looked out of place in the high-end surroundings. EPM GmbH from Lindern was commissioned to modernize and automate the heating and cooling systems, while maintaining the original architecture and cabling infrastructure.
Solution
The circulation units for heating and cooling are installed in the false ceiling. Temperature sensors and I/O devices forward the recorded values to the building controller, making efficient use of the existing infrastructure without having to lay new cables.
For the Köterhof project, CapitalReal relies on the compact Catan C1 EN controller. It is ideal for space-saving distribution boards and offers a wide range of communication interfaces, including Ethernet, USB-C, RS-485, and KNX TP. With 14 freely configurable I/O channels, it enables the flexible integration of functions such as temperature control, fan control, and diagnostic management. Supplemented by extension modules and a DIN rail-mounted power supply, the controller can be individually adapted for each floor.
The Emalytics building management system offers web-based, floor-by-floor visualization and centralized control of all functions. Thanks to separate IT and OT networks, a particularly high level of cybersecurity is ensured.
In conjunction with the Niagara Framework®, Emalytics enables flexible programming and needs-based evaluation and processing of all building data – from energy monitoring to temperature control. Values can be conveniently accessed and controlled via smartphone.
